Management

At Ashmore & Co we offer a unique Residential Management Service, for Landlords choosing to appoint us as their Letting Managing Agent. We will collect the monthly rent and then deduct our entire combined Letting & Management Fees on a month by month basis, assisting Landlord(s) with their monthly budgets and cash flow.

In addition to the services offered in the "Let Only" section we provide a Full Management Package

  • Monthly Rent Collection
  • Payment of your Landlord property related bills i.e. Insurance Premiums, Service Charges, Ground Rents, Repairs, Service Contracts, etc
  • Preparation & the sending of a Monthly Printed Statement of Account to you the Landlord by email or post
  • Explain to Overseas Landlord their Income Tax Responsibilities to the UK Inland Revenue
  • Supply the appropriate forms to obtain a Tax Exemption Approval Number from the UK Inland Revenue
  • We recommend that Overseas Landlord should consult/employ a UK Based Chartered Accountant for Professional Qualified Tax Advice
  • Periodic Property Inspections
  • Identify and Report to you the Landlord Essential Repairs and Maintenance
  • Perform Routine Maintenance and Security Checks
  • Instruct and Supervise contractors i.e Plumbers, Electricians, Builders, Decorators, Locksmiths, etc
  • Attend promptly to the Tenant enquiries & requirements so to avoid or lessen any potential problems e.g. Rent Arrears, Non Payment of Rent or Eviction
  • Arrange Yearly Gas Safety Inspections
  • Arrange Periodic Electrical Inspections and Portable or Fixed Appliance Electrical Testing
  • Arrange Additional Key Cutting and Collection of Keys
  • Arrange a Professional Inventory Check In and Check Out Report
  • Try to obtain whenever possible a forwarding address for Tenant
  • Arrange the transfer of Utility Bills for you the Landlord and Tenant
  • No Hidden Charges to you the Landlord or Tenant
  • We can arrange for you the Landlord Third Party Referencing, Credit Checks, Rent Guarantee, Contents, Building & Legal Expenses Insurance.
  • Upon request we can arrange for Tenants with Rent Protection and Contents Insurance


ASHMORE & CO MANAGEMENT PLUS+

For separately negotiated fees we offer the following services,

  • We Manage Residential Properties which are already Rented out to non Ashmore & Co Tenants

 

  • We can arrange the Collection of Rent Arrears, Non Payment of Rent and the Eviction of Tenants through the Courts without the need to instruct

expensive solicitors or so called "Specialised Companies"
